Navy Yard LogoThe Navy Yard had a very busy and successful 2012, including numerous groundbreaking and grand opening ceremonies, the launch of new shuttle services, and fun events like the first Lunch Truck Lineup. With 2013 well underway, The Navy Yard already has many of this year’s plans in progress or upcoming including various construction projects, and new arrivals or expansions of businesses, amenities, and park space.  The Navy Yard recently celebrated reaching 10,000 employees and over 130 businesses, and looks forward to an exciting and prosperous year ahead as growth continues!

 

2012 Review

  • Iroko Pharmaceuticals moved into its new 56,000 square foot, $15.2 million headquarters at 150 Rouse Boulevard, designed to achieve LEED® Gold certification. This was the third expansion for Iroko over the past five years, due to their rapid growth and expansion needs.
  • Urban Outfitters, Inc. completed a $12.3 million historic renovation of Building 14. This 26,000 square foot building houses URBN’s growing e-commerce department.

  • The Navy Yard welcomed nine new companies in 2012.
  • The Navy Yard continues to grow on social media. Employees, tenants, and friends are able to check The Navy  Yard Facebook and Twitter for real-time updates about news at The Navy Yard, including inclement weather, shuttle updates, road closures, Lunch Truck Lineups, events, photos, and much more!
  • The Central Green District Infrastructure Expansion Project was completed.  This $18 million project consisted of construction of streets, including Rouse Boulevard, Intrepid Ave, 12th Street, and Normandy Ave, and the installation of water, sewer, and electrical utilities.
  • The Riverfront Greenway, a 1.5-mile recreational path along the Delaware River and Admiral Peary Way, opened this fall. This $8.1 million phased project began with substantial repairs required to the adjacent historic seawall by the U.S. Army Corps of Engineers. Construction and landscaping was completed and the path is open for walking, jogging, and biking.
  • The Navy Yard launched a new Center City Express shuttle, connecting Center City to The Navy Yard. In addition, a Loop shuttle runs throughout The Navy Yard to the Broad Street Subway at AT&T Station. All shuttles are free to charge to employees at The Navy Yard, and include wifi and bicycle racks.
  • Construction began on the Courtyard by Marriott hotel in the Central Green District.  When complete this fall, the $24 million hotel will have 172 rooms, conference space, and a restaurant and coffee shop.

  • The first Lunch Truck Lineup series launched in September, a popular food truck event on the Marine Parade Grounds. Navy Yard employees and the nearby community enjoyed lunch and dessert from 19 rotating vendors. Stay tuned for details of the next series!

2013 Preview

  • GlaxoSmithKline moves to Five Crescent Drive. This $100 million, 208,000 square foot building is designed to achieve LEED Platinum certification, and houses GSK’s 1,300 employees.
  • RevZilla is expanding to The Navy Yard Commerce Center. The new, 52,000 square foot, $10 million sustainable space will house RevZilla’s corporate offices and includes a retail showroom for motorcycle apparel and gear.
  • The Navy Yard Master Plan 2013 Update is released, detailing the continued development of The Navy Yard as a progressive, urban waterfront campus with revised districts that will support up to 13.5 million square feet of facilities, attract $3 billion in private investment, and employ more than 30,000 people.

  • PIDC is focused on adding more amenities to accommodate the expanding campus, including a full-service restaurant, childcare center, and expanded shuttle service.
  • PIDC, with help from a team led by The Burns Group, will release The Navy Yard Energy Master Plan. The plan defines an over $90 million electric grid infrastructure investment, and a business plan that proposes a strategic implementation plan for deployment of significant smart grid technologies.
  • Urban Outfitters, Inc. continues to expand its corporate campus. Building 3, the former cruise ship terminal, will undergo renovations and is expected to be complete this summer.
  • Vincera Core Physicians, a Navy Yard tenant, will expand and become part of Vincera Institute when their new home at Building 489 is completed in the spring. Vincera Institute will be an $8 million, 34,000 square foot comprehensive sports medicine facility, including a surgery center, rehabilitation center, yoga studio, and health-minded café.
  • The EEB Hub will begin a $14.3 million full-spectrum retrofit to Building 661, a former Navy recreation center, which will be a “living laboratory” headquarters upon completion. In conjunction with Penn State University, new construction is planned for 12th & Kitty Hawk Ave, a new $11.5 million 25,000 square foot education and research center that will include classrooms, conference space, and an auditorium.
  • League Island Park at 12th Street & Constitution Avenue is currently under construction and is slated to be completed in June. The $2 million, 2.5-acre park supports the development of The Navy Yard east of Broad Street, and includes innovative stormwater management features.
  • The Navy Yard will continue to add office space, offering more options for existing tenants’ expansion and attracting new companies.
